Additional Information: Background checks will be requested for applicants, co-applicants and anyone 18 years of age or older that that will be residing in the house. Sexual predators and/or sexual offenders are not eligible. Anyone with a felony conviction within the past five years and/or a misdemeanor conviction within the past two years will not be able to participate in the program.

With married couples, both spouses are required to sign the mortgage. Two unrelated individuals can apply. Applicants must certify income under penalty of perjury. Habitat homes must be the homeowner’s primary residence. They are not allowed to rent or lease the home.

An applicant’s income must be between 30% and 80% of median income for St. Johns County to meet routine expenses, maintain the house and make monthly mortgage payments. You must have lived or worked in St. Johns County for at least twelve months, have less than $1,000 in delinquent debt, and if you have a credit score, it must be above 580 (if no credit score, you will need to meet non-traditional credit guidelines). When you submit an application, you must bring $20, per applicant for the credit report. This must be provided in the form of a check or money order.

• Living in an inadequate shelter due to problems with heating, water supply, electricity, etc.
• Living in overcrowded conditions
• Spending more than 30% of income on housing
• Currently have unsafe living conditions
• Residing in Section 8, public or subsidized housing.
• Unable to qualify for a home mortgage
• Residence is not secured by an official lease agreement
